When working with transferees (or any other customer!) one tends to think Golden Rule. "Treat others as you would want to be treated." Think again! Think Platinum Rule! "Treat others as they want to be treated." But, you ask, how do I know how they want to be treated? ASK! At one point we were transferred 7 times in 10 years. I got pretty good at knowing exactly what I wanted in a Realtor and exactly what I wanted in a transferee packet. And I am well known for expressing my wishes in a very direct manner. And yet, I was often sent to the wrong Realtor, given the wrong information and I would end up either: A: Frustrated and infuriated or . . . B. Finding another Realtor. What was the mistake? No one believed me when I told them exactly what I required. They would send me the same package they sent everyone else. Usually it was worthless to me. So I suggest you ask your next transferee the following questions the next time you receive an assignment: 1. Tell me what kinds of information will help you understand the area and feel comfortable making decisions about where you want to live. HINT: It might be
2. Tell me about your favorite home, and the area it was in. Why was it your favorite? Are you looking for something similar? 3. How and how long do you like to looks for a new home? HINT: Some people are just not satisfied until they have looked at every single home available in their price range that is within a 70 minute drive of work. Others would rather see the best 5 houses for the money and choose one! Better find out now! 4. What's more important to you the house itself or the area it's in? 5. What kind of information would you like me to send you? HINT: My own preference when I was coming in from out of town was to see EVERYTHING 25% below and 25% above our targeted price range on paper (Maybe on disk?) and then have the Realtor be very selective on the first appointment. Just show me one house per area and try to vary the styles so I get a feeling for what is available. 6. If you've moved before, what did the Realtor do that irritated you? (You may as well find out what NOT to do!) 7. What else can I do to make this move easy on you? Do you have any questions? Lastly, be a friend first and a salesperson second. Moving to a new community is scary and you could be that one friendly voice and face that will make it OK. |
