You've been with Greenwood King Properties for the past 15 1/2 years. What attracted you to Greenwood King?

I came to GK because of their stellar reputation of professionalism, and cutting edge advertising and support staff.   All of these factors contribute to our success as agents and can’t be ignored.  They make our lives easier and with as much time as I spend working it’s really important. GK has a great support staff to agent ratio; and, everyone knows our marketing and advertising materials are bar none.


You’ve had a successful start to 2007, particularly in marketing your business effectively on the Internet to convert clicks into clients. Is there anything specific you would like to attribute your online success to?

We have a simple and effective Internet site, GreenwoodKing.com, that our clients rave about. I think it’s the main point because clients can navigate through the system easily and have access to good clear information.  They can email me immediately, and can send listings on to friends.  It makes a big difference with today’s technology.


What are three things you do to catch, hold and win your online prospect's business?

1) Mainly, I return email leads quickly
2) I make sure to take the time to give the client complete information
3) I’m available to meet with prospective clients and show them properties they’re interested in any time they would like. 

We receive about 5 to 10 emails a day that are generated from the website.  1 out of 10 usually becomes a client of mine. It doesn’t seem to matter with regards to price level or area.  We get interested prospects across the board.


How would you sum up your philosophy on providing exceptional customer service to online prospects?

You have to move fast, or your competition will be first. With Houston’s outstanding market the competition for properties is fervent.  People don’t want to wait.  If I don’t respond immediately they can always call another agent.  It all feeds into the significant amount of client service we provide at Greenwood King and that I provide personally to potential and return clients.  They need to know right away they’ll be a priority and receive the best service possible.  It’s what we do best.
