Janice Acevedo is President and co-founder of HR Trust, one of the hottest new companies in real estate, providing true corporate benefits to individual agents. Janice has been involved in benefits and human resources for real estate offices for seven years.

 

Previously, Janice served as one of the nation’s top human resource sales consultants at Administaff, earning this company’s highest honors, as well as the highest sales achievements in the insurance and financial services industries.

As an "industry visionary", what do you see as the major changes occurring in the real estate industry?

Janice: Agents are more and more professional. They are seeking the same benefits and privileges as corporate executives. As the benefits and privileges are available, people from outside real estate will be attracted and find success. Brokers will become more profitable because of the high quality producing agents they hire.

Ron: The transformation of an agent from sales person to business owner.


What major "corporate players" are driving change and what may be their impact?

Janice: The national brand real estate companies seem to drive change. They have the money and time to take risks. The outcomes influence how real estate is practiced.

Ron: The big brands are making the moves.  The ability to deliver more value today is more critical than ever before.


Who are the "individual trendsetters" that are shaping the future real estate industry?

Janice: The agents are the individual trendsetters. What they need and want shapes the present and future.

Ron: I believe it’s the agents that run their practices as a business, with staff, marketing budgets and a focus on the fundamentals.


What are the expectations of the emerging real estate consumer?

Janice: For most consumers, their home is their single largest investment. They want someone who is committed to real estate and shows it through knowledge of the market and the process.

Ron: Purchasing a home is the single largest investment most people will ever make. Consumers have a right to expect professional, knowledgeable agents to guide them throughout the process.


How should the Brokerage and Realtor Association / MLS respond to these real estate consumer expectations?

Janice: Continue to recruit talented people who have the desire and drive to handle the multifaceted work of an agent. Keep these people trained and supported.

Ron: By providing information, education and tools to assist agents in building a business practice, not just a sales practice.


What changes should a Brokerage implement to ensure profitability in the future?

Janice: Since the agents are the revenue producers, brokers should have a system to recruit and retain quality professionals who become and remain productive.

Ron: Quality control at the highest level.  What is the highest level?  Attract and develop the highest quality agents and commit to the continued development of these agents.  In addition, give agents value in their experience with the Broker.


What role do you see the Realtor Association / MLS playing to ensure Broker profitability?

Janice: We see Realtor Associations/MLS as the industry’s common ground and communication system. They need to continue investigation opportunities that enhance the life of the agent. A happy agent is engaged and optimistic. Two key ingredients to financial success in real estate.

Ron: Partner with the broker, listen to the broker and act in a collaborative way to serve the Broker, Agent and the Consumer. Not to belabor the point, but to me that means providing the resources that attract and develop top quality talent.


Based upon your vision of the future of the real estate industry, what are you doing to help influence positive change?

Janice: HR Trust has worked diligently to create, build and market the only way agents can participate in true group health insurance. Our practice  management system also provides a monthly profit and loss statement and a 401(k) plan. The practice management system enhances the agent’s life.

Ron: Our company provides the foundation agents need to run their practices as a business. Corporate level benefits and support are crucial to…..


What books would you recommend as a "must read" that have influenced your vision?

Janice: The Road Less Traveled and Half Time changed my plan for success to a life of significance.

Ron: Rather than recommending any one book, I would encourage you to read as much as possible.  I think the aggregate of all the books you read is how your personal vision is created and evolves with time.


What advice would you give Brokerages and Realtor Associations / MLSs to assure they stay relevant and successful in the future?

Janice: The agent is the eyes and ears of real estate. Ask the agent what they need, wand and require to be the best agent they can be. Deliver programs and plans that give the agent the needed support.

Ron: Serve the client and support the agent.  The only way this can take place is by working together.  Listen to the consumers needs, know the agents needs and act on them.  What do people really want?  Deliver it.
