    CEO, Northern Virginia Association of REALTORS®

Christine M. Todd is the Chief Executive Officer, CEO, of the Northern Virginia Association of REALTORS. She has held that position since 1989. Prior to that she served as the Executive Vice President of the Greater Salem Board of REALTORS in Massachusetts. She has been in REALTOR association management since 1978.

Mrs. Todd holds two prestigious designations, the CAE, Certified Association Executive designation from the American Society of Association executives and the RCE, REALTOR Certified Association Executive from the National Association of REALTORS, (NAR).

Christine Todd received her Bachelor of Science degree from the State University of New York in 1970 and completed her graduate studies at Harvard University Extension in 1989. She has participated in the NAR Association Executives Institute of study in association management as a student, organizer and instructor since 1979.

Christine has been called upon by the leadership of the National Association of REALTORS to serve on numerous committees throughout her career, including the NAR Board of Directors and Executive Committee. In 1997 she became the 11th recipient of the William R. Magel Award of Excellence in Association Management presented by the President of the National Association of REALTORS. She also served as Chairman of the Association Executives Committee for the National Association of REALTORS, the Virginia Association of REALTORS and the Massachusetts Association of REALTORS.

Christine is an active member of the American Society of Association Executives where she serves as a CAE Commissioner, peer evaluator and association management instructor.

In 1994 Mrs. Todd conducted her first course in Prague, on association management for the International Real Property Foundation. Since then she has taught dozens of classes on this subject throughout Central Europe and Russia. She is currently Vice President of the IRPF.

As an "industry visionary", what do you see as the major changes occurring in the real estate industry?

The big firms keep getting bigger, yet there are more one man/woman shops, the middle size firm is being squeezed to extinction, and Wall Street along with other financial institutions, are buying there way into the profession at an alarming rate! The profile of the real estate agent is changing as well, more first generation Americans, younger better educated agents that will demand different services from the REALTOR. organization.

What major "corporate players" are driving change and what may be their impact?

WALL STREET, Financial Institutions, Title Co., and large corporate real estate holding companies. Their impact will be to bring greater efficiency to the transaction and an increase in consumer satisfaction.

Who are the "individual trendsetters" that are shaping the future real estate industry?

DICK DE WOLFE AND WES FOSTER.

What are the expectations of the emerging real estate consumer?

They want more control over the transaction, the fees and they want it now! The use of technology will play a major role here!

How should the Brokerage and Realtor Association / MLS respond to these real estate consumer expectations?

Open access to inventory that is acurate and timely. Well educated experienced agents who are accessible 24/7 and use the latest technology to keep in touch with the consumer and his needs!

What changes should a Brokerage implement to ensure profitability in the future?

Weed out the non producing agents and adopt the philosophy that a few great agents who are well supported by the firm are far more profitable than a room full of "part time", half committed agents!

What role do you see the Realtor Association / MLS playing to ensure Broker profitability?

We need to raise the bar on education, especially in the area of ethics and legal liability. We need to make sure that the environment that the firm is doing business in is free from rules and regulations that impede buisness, growth and profitablity.

Based upon your vision of the future of the real estate industry, what are you doing to help influence positive change?

I am making sure that our association keeps focused on the big picture, external factors that can help or harm our business, serving as an activist for the health and vitality of our community, providing services our firms cannot provide for themselves and exploring new business opportunities for our firms abroad.

What books would you recommend as a "must read" that have influenced your vision?

GOOD TO GREAT by Collins, JOHN ADAMS by McCullough, THE FOUNDING BROTHERS by ELLIS, THEODORE REX by Morris NO ORDINARY TIME by Doris Kearns Goodwin and JACK... an autobiography by Jack WELCH of GE! All a must read!

What advice would you give Brokerages and Realtor Associations / MLSs to assure they stay relevant and successful in the future?

Don't be afraid to change quickly! Learn to fail quickly, take calculated risks, watch the trends, all of them, and listen to the wants and needs of 20-25 year olds. They will shape the future, whether we like it or not!
